Clubhouse
The Clubhouse in Overlook at Hamlin features a full fitness center, a large community pool with a Splash Pad, a covered Pavilion and a large indoor event space complete with a catering kitchen. Surrounding the Clubhouse, residents can enjoy the sports lawn, the waterfront amphitheater, the fire pit, and children’s playground! The clubhouse can be reserved for private resident events. Please inquire with your Management Team for further details.
Residents can reserve the clubhouse for an event with a $250 deposit. Deposits are refundable after the event if all criteria are met. Please see your Management Team for details. Please check the calendar tab for availability before submitting the form. All clubhouse reservations are on the calendar. Prior to reserving the clubhouse, you will have to sign a liability waiver.
Fitness Center
Residents of Hamlin don’t have to go far from home to get a great workout! Our fitness center is equipped for many different types of exercise including weight training and cardio.

Hours of operation - 24/7 and access is via a key fob only.
Pool & Splash Pad
The community pool and splash pad is open to residents of Overlook at Hamlin & The Cove and their guests. All children must be accompanied by an adult at all times, and children who are not potty trained must wear a swim diaper. Please help keep our pool safe and fun for everyone by adhering to the pool rule posted at the entrances. Please review the complete pool and splash pad rules upon entry.
These are some basic pool reminders:
Close umbrellas when you leave the pool area, as we experience high winds and this will keep your community costs down by extending the life of the equipment.
Sunscreen deteriorates the fabric on pool chairs faster. It is best to protect the fabric with a towel when sitting or laying on the chairs.
There is NO smoking within the fenced amenity.
Glass is NOT permitted. Glass in the pool requires that the pool be closed at a minimum of 7 days. Glass breakage on the deck and covered pavilion is a hazard for residents and children who are not wearing shoes.
Floats in the pool should be kept to a minimum and size should be considered. Floats and rafts in the pool make it harder to see children and there is the potential for a child to get caught under a flotation device--we want everyone to stay safe.
